This explains what happens to your information when you use this website or send us an enquiry. It describes what we actually do, not what we are permitted to do.
We are Maximum Income Property Management Corp., a licensed real estate brokerage in Delta, British Columbia. British Columbia's Personal Information Protection Act governs how we handle your information.
What we collect
When you fill in a form, we collect what you type: your name, your email address, your phone number if you give one, and whatever you tell us about the property or your enquiry.
Alongside that, we record how you found us and which pages you read before enquiring, including whether you had visited before. That is stored in a cookie on your own device and is only sent to us if you submit a form. We use it to know which advertising is worth paying for and which pages people find useful. It is not used to build a profile of you, and we do not buy information about you from anyone else.
We also record your IP address with your enquiry.
Why we collect it
To answer your enquiry, and to keep a record that we did. If you become a client, that record becomes part of your file.
We do not sell your information, and we do not send marketing email to people who have only made an enquiry.
Where it is stored
Enquiries are stored in Amazon Web Services' Canadian region, in Montreal. Your enquiry does not leave the country.
The notification email we send ourselves is delivered to our Google Workspace account, which Google may process outside Canada.
Who else sees it
Service providers who host and deliver this site handle your information on our behalf, under contract, and may not use it for their own purposes.
Three of them are worth naming, because information reaches them differently:
Google Analytics records how this site is used: pages visited, roughly where in the world you are, what kind of device. It does not receive what you type into a form. Google processes this outside Canada.
Cloudflare checks that form submissions come from a person rather than a bot. It sees your IP address and browser, not your enquiry.
Propertyware, which is owned by RealPage, a company in the United States, runs our owner and tenant portals and our rental applications. If you apply for a tenancy or log in to a portal, that information is held by them under United States law, not by us.
How long we keep it
We keep enquiries for as long as we have a reason to, and no longer. If you become a client or a tenant, your records are kept for the period a licensed brokerage is required to keep them.
You can ask us to delete an enquiry at any time and we will, unless we are required to keep it.
Your rights
You can ask what we hold about you, ask us to correct it, or ask us to delete it. You can withdraw your consent at any time, though that may mean we can no longer act for you.
Write to us and we will respond within 30 days, which is the period the Act allows. If you are not satisfied with our answer, you can complain to the Office of the Information and Privacy Commissioner for British Columbia.
Changes
If this policy changes in a way that matters, we will change the date at the top. We will not apply a change retroactively to information you have already given us.
